What is RTC? 

The Record of Rights, Tenancy, and Crops (RTC), commonly known as Pahani, is an official land document maintained by Karnataka’s Revenue Department. It details a land parcel’s ownership, usage, and agricultural activities, serving as vital proof for legal, financial, and administrative purposes. Citizens can now access and verify RTC records easily and transparently with digital platforms like Bhoomi Online. 

The RTC includes various details, such as:

The RTC, often referred to as Pahani, is a crucial land document for keeping land records up to date. This includes crucial information like the owner's name, location, soil type, etc. The Tahsildar/Deputy Tahsildar signs the RTC for village lands, which is granted in terms of acres/hectares. 

The RTC for village lands is issued in terms of acres/hectares and the record is signed by the Tahsildar/Deputy Tahsildar.

Bhoomi Karnataka Land Registration Process

Registering land in Bangalore involves several steps. Below are the steps required to complete the registration:

Step 1: The individual must first purchase stamp paper and keep all the documents handy.

Step 2: Submit the documents to the Sub-Registrar responsible for the specific jurisdiction.

Step 3: After validating these documents, the individual must pay a fee for registering the land.

Step 4: He/she will then receive a receipt for the same.

Step 5: Officials will take the individual’s photo on the spot.

Step 6: The buyer and seller must provide verbal consent, along with a witness.

Step 7:The document is registered, and a unique registration number is assigned to it.

Step 8: After the registration process is complete, the rural land sale information is passed on to Patwari for adding the entries in the Jamabandi register, which is the Record of Rights.

How to Check RTC (Pahani) on Bhoomi Online? 

To view RTC for either the current or old year follow the below-mentioned steps: 

  1. Visit the official Bhoomi portal 
  1. Navigate to “RTC Services”. 
  1. Then click on “View RTC and MR.” 
  1. Select the Year, current year for latest RTC and Old year for RTC records from previous years/ 
  1. Enter land details 
  1. Select your respective District, Taluk, Hobli, and Village. 
  1. Enter Survey Number and, if applicable, Surnoc and Hissa Number.

  1. Verify the displayed owner’s name and land information.

What is I-RTC? 

The I-RTC (Instant Record of Rights, Tenancy, and Crops) service on the Bhoomi Online Portal allows Karnataka citizens to instantly download or print a certified, digitally signed RTC document by paying a nominal fee of Rs.25. Users can avail themselves of this service without logging in and it is especially helpful for farmers, landowners, and property buyers who need official land records quickly for purposes such as loan applications, legal proceedings, or property verification. The I-RTC is a government-recognized document accepted by banks, courts, and various government agencies. 

  1. Visit the official Bhoomi Portal. 
  1. Under RTC Services, select “I-RTC” available on the homepage. 
  1. Enter basic guest user details such as Name, Mobile Number, and Email ID.

A Mutation Extract is an official record showing ownership changes in a land parcel due to sale, gift, inheritance, or partition. It includes the mutation number, owner details, survey number, transaction type, and application status. The Karnataka citizens view and download Mutation Extracts online without visiting revenue offices via the Bhoomi portal. 

The steps to extract mutation report in Bhoomi portal are mentioned below: 

  1. Visit the official Bhoomi portal 
  1. Navigate to “RTC Services”. 
  1. Click on “View RTC and MR.” 
  1. Select the “Mutation Extract” option from the list of services. 
  1. Enter the required land details. 
  1. Select the respective District, Taluk, Hobli, and Village from the dropdown menu.

The Bhoomi portal allows Karnataka citizens can track the status of mutation applications for land records via Bhoomi portal by following the below-mentioned steps: 

  1. Visit the official Karnataka Land Records website:

  1. Select the “Mutation Status” option, on the RTC Form 16 page. 
  1. Enter the required land details.
